Future Development of Node 9

In 2008, the West Yellowhead Corridor Regional Integrated Decision designated nine (9) nodes of public land for future commercial, recreational and tourism development in the West Yellowhead Corridor of Alberta.  Node 9 (Overlander) is one of the identified locations for future development within Yellowhead County and is located between Hinton and Jasper National Park.  The area encompasses approximately 751 hectares (1,855 acres) in size. 

Yellowhead County has been actively working with the Province of Alberta to facilitate future recreational and tourism development within Node 9.  Any future development(s) in this area will be done so with the utmost consideration for the potential impacts to the surrounding environment.  Yellowhead County has implemented policies and best management practices for other communities within its municipal boundaries with similar attributes to Node 9.  Examples of strategies currently employed by the County include:

  • Wildlife conscious waste management practices;
  • Recognition and preservation of wildlife travel corridors from development; and
  • Participating in FireSmart programs to mitigate the potential of wildfire risk.

The practiced strategies and development philosophies of Yellowhead County pertaining to the natural environment form the heart of its Municipal Development Plan Bylaw 03.24 (https://yhcounty.ca/wp-content/uploads/2024/10/Bylaw-03.24-MDP.pdf).  Some of these policies include:

  • Protecting the integrity of the natural environment, its ecosystems and biological diversity.
  • Protecting life and property from inappropriate development in hazardous areas.
  • Discouraging development in areas subject to hazardous conditions.
  • Maintaining and enhancing surface and groundwater quality.
  • Working with the Province of Alberta to identify and protect wildlife corridors and wildlife habitat areas from the negative impacts of development.
  • Decreasing the number and intensity of land use conflicts by supporting the development of a process to assist in the resolution of land use conflicts.
