Development Guidelines

ARCHITECTURAL DEVELOPMENT GUIDELINES FOR EVANSBURG, AB SUBDIVISION-MULTI-FAMILY SITE
Housing Types
Duplex or Multi Unit Dwelling (maximum 3 levels including basement); however, no three storey apartment buildings will be supported for this site.
Site Coverage
Maximum 45% of total site area.
Finishes and Materials
The main entrance of the building shall be located on the front elevation of the building oriented towards the front of the parcel as defined by the Land Use Bylaw and be clearly visible from the front of the parcel.
Large flat wall surfaces on building elevations facing a public street shall not have a single vertical or horizontal wall dimensions greater than 26ft by 10ft unless it is broken up by the use of such design features as porches, projections, terracing, recesses, jogs, gables or windows.
Side windows and/ or balconies shall not be located directly facing similar features in adjacent residential buildings in order to maintain privacy between neighbours.
Roofing shall be architectural-grade asphalt shingles, metal shingles, cedar shakes or clay tiles.

Exterior wall finish shall be either:

  • Stucco with integral battens, lintels, ledgers, etc. and stone or brick accent.
  • Pre-finished aluminum, steel or polyvinyl chloride siding in horizontal runs and maximum wale of 150 mm with stone and brick accent; vertical or diagonal treatment is not acceptable.
  • Wood siding and battens with stone and brick accent


Exposed basement concrete surfaces shall be parged and textured.
Fascias and soffits shall be pre-finished aluminum, steel or polyvinyl chloride materials. Colors schemes must contribute to the overall image of the street and community. At the discretion of the County, developers may be required to submit samples of exterior finishes and colors.
Acceptable colors are natural earth hues for the main body of the house. Bright colors will not be approved.
Parking
Shall be in accordance with the Yellowhead County Land Use Bylaw 16.13
Site Works/Landscaping
Finished grades for the lot and building shall conform to the lot grading plan.
The finished lot must slope away from the building and provide positive drainage away from the basement foundation.
Front yard walkways and paths shall be constructed of concrete or pre-cast pavers. Driveways shall be constructed of concrete, pre-cast pavers or asphalt paving.
All landscaping must be completed within 36 months of the date of issue of the Development Permit.
The Developer will plant eight trees along the north and east side of the property meeting the following specifications: deciduous tree of 1.5 inch or 38mm caliper measured 6 inches or 150mm above finished grade, or coniferous tree of five foot or l.5m in height at time of planting.
Fences
Fences constructed on perimeter of the subdivision shall be protected and shall be the responsibility of the individual owner to maintain and repair as required. The color and design must be maintained and the purchaser shall be responsible for the maintenance of his/her portion of the fence.
Accessory Buildings
Accessory buildings including storage and garden sheds shall be designed to complement the principal buildings by using consistent design elements in terms of building materials, color and architectural details. Construction or addition of all accessory buildings shall be subject to the approval of the Development Officer.
Addressing
In addition to any addressing requirements in any municipal bylaw or policy, the purchaser to also adhere to the following:

The address assigned by the County shall be affixed to the building, in a conspicuous place no higher than the ceiling level of the ground floor or in an equivalent height in the case of other buildings, within three (3) months of date of substantial completion of the home.

The address displayed shall be clearly legible from the public roadway and be on a contrasting background. The minimum size ofthe characters shall be as follows:
